Why design-and-build beats design-then-tender
When a designer draws something a contractor later says cannot be built on budget, the client pays for the gap. Our designers sit across the table from our carpenters and site supervisors, so every drawing is checked for buildability and cost before you ever see it. The result: fewer variation orders and a finished space that matches the render.
Fit-out scope
- Space planning, mood boards and 3D visuals for key spaces
- Built-in carpentry: wardrobes, TV consoles, kitchens, study nooks
- Feature walls, fluted panels, wainscoting and plaster ceiling design
- Lighting design with dimming and warm-tone schemes
- Material and colour curation — tiles, laminates, stone, fabrics
- Office, cafe and retail fit-out including M&E coordination
- Handover styling with curtains, blinds and fittings installed
Homes and commercial spaces
Half our fit-out work is residential — condominiums and landed homes — and half is commercial: offices that need to impress clients, cafes that must open by a set date, and boutiques where every square foot sells. Commercial fit-outs are scheduled to the mall or landlord's fit-out period, with permits and insurance handled by us.
